Overview
Compare Japanese home-loan early repayment strategies. Given the current balance, interest rate, remaining months, and prepayment amount, this tool shows the standard equal-payment (元利均等) schedule alongside term-reduction (期間短縮型) and payment-reduction (返済額軽減型) outcomes, including the interest saved for each.
How to use
- Enter the current loan balance in yen.
- Enter the annual interest rate in percent.
- Enter the remaining number of months (30 years = 360, etc.).
- Enter the one-off prepayment amount.
- Click Simulate to compare both strategies with the original schedule.
Examples

3M yen prepayment on a 30M / 30-year / 1.2% loan
Input: Balance ¥30,000,000, rate 1.2%, remaining 360 months, prepayment ¥3,000,000.
Output: Term reduction saves 3+ years of payments and roughly ¥600,000 in interest; payment reduction lowers the monthly bill by ~¥10,000.
Notes
- Assumes equal-payment (元利均等) monthly compounding — the most common Japanese mortgage type.
- Bank fees for prepayment, floating-rate resets, danshin insurance, and the 住宅ローン控除 tax credit are not modelled.
- Term-reduction usually saves more interest, but payment-reduction improves monthly cash flow.

- Which strategy saves more interest?
- Term reduction almost always saves more, because you eliminate future interest-bearing months entirely.
- What if my loan uses 元金均等 (equal principal)?
- This tool assumes 元利均等 (equal payment). Results for equal-principal loans will differ.
- Are my numbers sent anywhere?
